Self-employed borrowers often hit a wall when applying for a mortgage. Their tax returns show lower income after deductions, even though their bank accounts tell a different story. Bank statement loans solve that problem by looking at deposits instead of W-2s. For the right borrower, this product can be the difference between renting and owning.
A bank statement loan is a non-QM mortgage that uses 12 to 24 months of personal or business bank deposits to verify income. Instead of relying on tax returns, underwriters review the actual cash flowing into the borrower's accounts each month. This approach works well for business owners, freelancers, consultants, and gig workers whose write-offs reduce their reported income. The product sits outside the conventional and FHA space, which means guidelines are more flexible but also more nuanced.
Most programs look for a solid credit score, though some lenders work with lower scores when the rest of the file is strong. Down payments typically start higher than conventional loans, and reserves are usually expected. Borrowers can choose between personal and business bank statements, with personal statements often qualifying for better terms since the income is cleaner. Lenders also look at the consistency of deposits, the nature of the business, and whether the cash flow supports the proposed housing payment.
The trade-off for that flexibility is usually a higher rate compared to a conventional loan, since the lender is taking on more risk without traditional income documentation. Buyers should also expect a slightly longer underwriting process and more questions about the source of deposits. For sellers, accepting an offer with a bank statement loan means understanding that appraisal and title work still proceed normally, but the lender's review of income is different. In a market where self-employed buyers make up a growing share of the workforce, this product has become a real tool, not a last resort.
