Homeowners often consider a cash-out refinance for renovations, debt consolidation, education expenses, or other major needs. The new mortgage is based partly on the home's current value, available equity, credit profile, income, and debts. Lenders also apply loan-to-value limits and underwriting requirements that can affect the amount available. Closing costs reduce the net proceeds, so the requested loan amount and expected cash should be reviewed separately. An appraisal may also be required to confirm the property's value.
