Mortgage approval can shift even when a borrower's finances have not. Agency rules, investor requirements, automated underwriting systems, and lender overlays are updated on different schedules. A change can alter required documents, eligible property types, or the financial cushion a lender expects. That makes an early review valuable, especially while rates remain elevated and monthly payment flexibility is tighter.
Income and employment reviews are common pressure points. Borrowers with variable pay, bonuses, commissions, overtime, self-employment income, or recent job changes may find that usable income is calculated differently after an update. Credit treatment, debt obligations, reserves, gift funds, and student loan payments can also influence the result. An automated approval is helpful, but it is not a promise that every document will support the original inputs. A loan officer should rerun the file when facts change or new guidance takes effect.
